Our Airbnb staging package is a one-time service that includes purchasing and placing unique, character-rich pieces like art, books, pottery, kitchenware, and curiosities to add warmth and distinction. You provide essential furniture, and we add the finishing layers to make your space photo-ready and guest-ready. Whether starting fresh or refreshing your current décor, we’ll create an unforgettable destination guests will rave about.

Packages and Pricing

Each package requires a complimentary stay in your Airbnb for a minimum of three days. Customizations are available upon discussion.

Basic Package – $2200 + tax

Includes $1,000 curated items budget (post-20% trade discount). Recommended for styling up to 2-3 rooms. Features an initial design consultation, staging, photography of key areas, and at least 15 professionally edited photos for your listing.

Standard Package – $3500 + tax

Includes $1,500 curated items budget (post-discount). Ideal for styling 3-4 rooms with design consultation, staging, photography, and minimum 20 edited photos.

Premium Package – $5000 + tax

Includes $2,000 curated items budget (post-discount). Perfect for 5-6 rooms with full consultation, staging, photography, and 25+ edited photos.

Package Details

1. Curated Items Pricing: All items retail-priced with a 20% trade discount applied.

2. Design Consultation: One introductory call to discuss the project and review photos and dimensions provided by the owner.

3. Staging Execution: We design, style, and photograph your Airbnb during our stay.

4. Online Promotion: We promote our stay organically through sneak peek photos on Instagram, Facebook, and TikTok, tagging your Instagram handle or website as available.

5. Travel Expenses: For locations beyond 100 km from Pickering, Ontario, a travel fee of $0.65/km covers fuel, vehicle wear, and travel time.

6. Photo Delivery: Final edited photos (minimum as per package) will be emailed within three weeks after our stay.

Optional Add-Ons

• Additional styling hours: $200/hour

• Purchase additional Joliette inventory at a 20% discount within 7 days post-stay (shipping charges extra; items not staged by Joliette)

• Social media contest promotion and management: $100

• Dedicated Joliette newsletter featuring your property: $100

Terms and Conditions

1. Property Preparation: Your Airbnb must be clean, furnished with essential items (beds, tables, chairs), and rentable before our involvement. Provide current photos and exact dimensions at least 10 days prior. Inform us of any permissions for wall hangings or preferred alternatives like command strips.

2. Scheduling and Access: A complimentary stay of approximately three consecutive nights will be scheduled by mutual agreement. The property must be vacated during our stay for uninterrupted work. Optional text updates and photos of the staging process can be provided.

3. Financial Terms: A 50% deposit is due 10 days before the stay. Cancelations up to 7 days prior receive full deposit refunds; within 6 days deposit is forfeited. Rescheduling requests must be made at least 10 days prior; unavailable dates will refund minus a 20% block fee. Balance is due on check-in. Travel fees may apply for properties over 100 km from Pickering. Payments are final; no refunds after service delivery.

4. Design and Implementation: Owner grants Joliette full creative discretion to curate the space for desired aesthetics.

5. Deliverables and Usage: At least 15 professionally edited photos (per package) delivered within three weeks post-staging. Joliette retains promotional rights to photos and will showcase the property on social media to boost visibility.

6. Liability and Insurance: Joliette performs all services with professionalism and accepts liability for direct damages caused by our negligence. Proof of insurance (public liability and property damage coverage) is available on request.

7. Confidentiality: All terms and proprietary information are confidential except as needed for legal, accounting, or professional services, who must honor confidentiality.

8. Termination: Either party may terminate without penalty up to seven days before the stay. Illness or emergencies leading to postponement will be rescheduled mutually or refunded fully if no agreement is reached.

9. Force Majeure: Neither party is liable for delays or failures due to uncontrollable events (e.g., natural disasters, war). Prompt notice is required, and efforts made to resume performance. Extended events may lead to termination on written notice.
